What is your management fee? Our fees range between 7% and 10% depending on the property or your portfolio.

Are there any initial costs for full management of my property? If the property is untenanted, we charge for an admin fee or securing a tenant. This is one weeks rent + GST. If the property is already tenanted there are no initial costs.

Where do you advertise my property for rent? All of our available properties are advertised on TradeMe, our website https://www.tandtpropertymanagement.co.nz and our Facebook page https://www.facebook.com/tandtproperty. Our Facebook page currently has an audience of over 2500+ people.

What do you look for in a prospective tenant? We do thorough checks to ensure we are tenanting our available properties with the most suitable people. This includes checking references and credit reports.

How can I add value to my property to achieve more rent? Many things can add value to a property even if it’s just cosmetic. New kitchens, bathrooms, carpet and double glazing are popular for adding value. We can provide more details specific to your property once under management to maximize your rent.

Will you let me know about any maintenance needing done? Yes, any maintenance needing done will be run past you first unless it’s urgent. We classify urgent maintenance as things that effect everyday living in the property for example, water, electricity or heating.

Do you have preferred suppliers? We have a number of local suppliers that we like to use for any maintenance needed on our properties. However, we are always open to using new suppliers if you have any suggestions.
